Over the years we have learned the effect seismic activity has on a building and how to minimize the impact of a quake.

Earthquakes can cause a building to slide, shift off of its foundation and overturn. They can also buckle cripple walls, causing them to collapse.

House bolting is also called foundation bolting, anchor bolting, or seismic retrofitting. The purpose of house bolting is to make the structure safer and prevent damage during an earthquake. The bolts strengthen the wood frame by connecting it securely to the foundation. The two types of bolts commonly used in house bolting are epoxy foundation bolts and expansion foundation bolts.

If you live in an older home, an epoxy-set foundation bolt will be your best option. Older homes tend to have weaker concrete. Epoxy bolts are longer than expansion foundation bolts, which means they must be inserted deeper into the concrete. The deeper insertion improves the bolt’s performance.

Epoxy bolts are also a good choice in locations where the motion of a quake can lift up the structure. Because of the length of the bold, the chances of the wood frame pulling away from the concrete foundation is reduced.

Expansion foundation bolts are best used with foundation concrete that is in good shape, such as concrete in a new home or a new foundation in an older home. This is because the bolt requires “strong concrete” to be effective. The bolts can be used as long as they don’t crack the concrete.
Anchor bolts need to be installed with square plate washers. The washers create a sturdier and more secure connection to the foundation. Before square plate washers came into use, the bolts were secured with round washers. However, round washers did not have enough holding strength.

Sometimes other types of anchors may be necessary, depending on whether or not the home has cripple walls. Homes can also have a combination of cripple walls and places where the floor rests on the foundation.

To find out if your house needs bolting, go down into your home’s crawl space. The crawl space is the area between the foundation and the first floor. Find the sill plate, which is the board located on top of the foundation. Most but not all sill plates are made of lumber. The board runs horizontal to the vertical wall.

Inspect the sill plate for the head of anchor bolts. In most cases they will appear every four to six feet.
Many homes built during and after the late 1930’s will have some form of house bolting (Los Angeles and other earthquake-prone cities especially). Check to see if any existing bolts have become weak, or are set to far apart to provide the support needed in a quake.

We got quotes from three remediation services and BCS was by far more thorough and helpful. We had mold in the kitchen and bathroom and the original inspection company provided suggestions for remediation. When Sheldon came by to give us an estimate he actually helped save us some money by suggesting some less costly (but equally effective) alternatives for remediation. BCS's crew came in and took care of the mold and passed the post-remediation inspection with flying colors. We would definitely use BCS if we have mold problems again.”

BigTrees.com: Landscaping with Native Washington Trees

There are approximately 25 native tree species in the state of Washington. Some of the more well-known species include the Western hemlock, Douglas fir, Western red cedar, Sitka spruce, red alder and ponderosa pine.

The Western hemlock (Tsuga heterophylla) is Washington’s state tree. It received its official designation in 1947. The coniferous evergreen trees with its cone shaped crown is the largest species of hemlock. It can grow almost 230 feet tall and live for hundreds of years. The tree’s diameter can reach up to 9 feet. You’ll find the Western Hemlock primarily in coastal areas, lowlands and in some mountain regions.
Western hemlocks have thin, brown bark. The tree is extremely shade tolerant with short, flat needles that have round tips. Western hemlock cones are small (usually only up to 1” inch in length) and cylinder-like.

North American Indians used the tree to treat various health conditions. Poultices were made from the tree’s pitch. Today, the Western Hemlock is primarily used for lumber and paper products. It can also be found as an ornamental in gardens.

Small wildlife will often take refuge in Western hemlocks, including some birds who use the tree for nesting. Rabbits and hares will eat the tree’s seedlings. You’ll also find browsing by elk and deer.
The Sitka spruce (Picea sitchensis) is another coniferous evergreen and the largest species of spruce. It can grow up to 330 feet in height. The tree gets its name from the town of Sitka, Alaska. The town was founded over 10,000 years ago by the Tlingit people. The word Sitka comes from their language and means “People on the outside of Baranof Island.”

The bark of the Sitka spruce is thing and the tree’s crown cylindrical. Sitka spruce cones can grow up to 3.9 inches, with thin, bendable scales. Like the Western Hermlock, the Sitka tree can live for hundreds of years.

Medicinally, it has been chewed to remedy throat problems. The tree’s pitch has been used in the treatment of toothaches, gonorrhea and syphilis.

The tree is a haven for many different types of wildlife, but is only browsed by birds.
Today the Sitka spruce is source of lumber and paper goods. The tree’s wood is also used in the manufacture of guitars, violins, harps and pianos. In gardens, it is planted as an ornamental and as privacy trees.

The red alder (Alnus rubra) is a rapidly growing deciduous tree that can grow to up to 100 feet tall. It is the largest of its species. The tree’s pointed ovate leaves grow between 2.8 to 5.9 inches long and have serrated edges. The tree’s name comes from the bark’s reddish color after it has been scraped or bruised.

The bark of the tree was used by Native Americans to cure insect bites, poison oak and other skin ailments. An infusion was also created from the bark for lymphatic system problems.

Old Magnolia Soulangeana Tree Slated to be Moved

Tree Transplantation Company Prepares for Delicate Operation to Move Very Old Tree

SEATTLE, WA: Big Trees Inc., (http://bigtreesupply.com/) a tree transplantation and tree nursery company in the Seattle area, is preparing for a very delicate tree transplant job. Big Trees is in discussions to transplant a very old Magnolia Soulangeana tree in a lakefront community. The tree is on the border between two properties owned by the same family currently, and it will need to be moved before the new construction project can begin. The tree would be carefully taken from its current site, and then an equally careful tree installation project would need to occur to bring the tree to a safe place to continue to grow.

The Magnolia was likely planted at the same time the properties in this community were developed, back in the early 60’s. The Magnolia is over 25’ tall, 25’ wide, and has a 16” base trunk diameter. It sits on the very border of the two properties, and the owner has stated they are afraid that if they eventually sell off one parcel, the new owners might take issue with this beautiful tree. The tree is estimated to weigh around 20-30,000 pounds, or a potential of 15 tons. A large crane will need to be accommodated into the backyard during the construction planning to be able to handle this weight, as there are no good ground-based pieces of equipment to handle this kind of weight carefully and effectively. The tree will then be moved to a more central location on the property.

Big Trees Project Manager Todd Holmes, stated: “The owners’ hopes are to have this tree properly dug and moved to the central area of the backyard of the property they mean to retain. The house designs are going to be tailored to anticipate the large Magnolia’s new location. When these trees are in full bloom, there is nothing else quite like them, and this is where the owners’ reverence of the tree has come from.”
