Building Cleaning Services Helps Homeowners with Kitchen Mold

LOS ANGELES, CA: Building Cleaning Services, (http://buildingcleaningservices.net/), a Los Angeles mold remediation company, is helping homeowners with kitchen mold, which it says is one of the most prevalent locations for mold in a home.

A recent client, in a review on Yelp, stated: “It was a pleasure working with” the staff and crew with BCS. “Mold was discovered in our kitchen and bathroom by a mold inspection company and they referred us to BCS. We are happy they did.
The kitchen was a more serious situation. Kathy put me at ease about the process, was always available on the phone or e-mail, if she did not answer, called back within minutes,” the homeowner wrote. Further, BCS was “both supportive and provided a road map through the process. The crew was diligent, polite, neat, and a pleasure to work with.”

Kathy Liverance, co-owner of Building Cleaning Services, stated: “From our experience in hundreds of mold removal jobs, we have seen that kitchens are one of the most at-risk rooms in a home, for mold. If you see signs of mold, it is best to get an inspection from an independent mold inspector right away, and hire a mold removal company to handle the problem. That way you can minimize any potential health problems that could arise related to mold in your home.”

BCS Informs Public the “Ten Things You Should Know About Mold” from the Environmental Protection Agency

LOS ANGELES, CA: Building Cleaning Services (BCS) (http://buildingcleaningservices.net), is informing the public about the new list of “Ten Things You Should Know About Mold” from the U.S. Environmental Protection Agency (EPA), released in September, 2016.

The list contains ten items the EPA thinks the public should know, including:

1. Potential health effects and symptoms associated with mold exposures include allergic reactions, asthma and other respiratory complaints.
2. There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control moisture.
3. If mold is a problem in your home or school, you must clean up the mold and eliminate sources of moisture.
4. Fix the source of the water problem or leak to prevent mold growth.
5. Reduce indoor humidity (to 30-60%) to decrease mold growth by:
o Venting bathrooms, dryers and other moisture-generating sources to the outside
o Using air conditioners and de-humidifiers
o Increasing ventilation
o Using exhaust fans whenever cooking, dishwashing and cleaning
6. Clean and dry any damp or wet building materials and furnishings within 24-48 hours to prevent mold growth.
7. Clean mold off hard surfaces with water and detergent, and dry completely. Absorbent materials such as ceiling tiles, that are moldy, may need to be replaced.
8. Prevent condensation: Reduce the potential for condensation on cold surfaces (i.e., windows, piping, exterior walls, roof, or floors) by adding insulation.
9. In areas where there is a perpetual moisture problem, do not install carpeting (i.e., by drinking fountains, by classroom sinks, or on concrete floors with leaks or frequent condensation).
10. Molds can be found almost anywhere; they can grow on virtually any substance, providing moisture is present. There are molds that can grow on wood, paper, carpet, and foods.

Kathy Liverance, co-owner of Building Cleaning Services, stated: “As we frequently deal with mold removal, we know the importance of home and business owners and government and school building maintenance workers to be aware of and informed about mold risks. We support the EPA’s mission to protect human health and the environment and as such, want the public to be educated on the facts about mold. Our company prides itself in working with clients to take any worry out about handling mold where it requires professional removal.”

Building Cleaning Services has an excellent record of success in remedying Los Angeles mold infestations when they occur. One recent client stated BCS “went out of their way to help me when mold struck my apartment. They talked me through all the details, came onsite to give me a free inspection and advice, and kept information on file for later reference. They were very thorough, resourceful and extremely helpful.”

Julian Construction Starts Soft-Story Retrofit Job in Los Angeles

Building peace of mind, one building at a time.

Thanks to Julian Construction, there will be another earthquake retrofitted building in the city. Julian De La Torre’s company has started a soft-story earthquake retrofit on the 1800 block of South Victoria Ave. in Los Angeles.

Structures, like the one pictured below, are more vulnerable to damage and collapse during an earthquake if the property has not been properly retrofitted.

Buildings most at risk are those that were built before January 1st, 1978 when safer building codes were introduced. Generally, these properties will have a lower level parking garage or a similar open floor space (called a soft-story) below the structure.

A soft-story building is characteristically defined as a multi-story structure with a susceptible first floor. The structure is more vulnerable when there are large windows and doors surrounding the perimeter of the space or areas inside.

Unfortunately, soft-story structures are still quite common in Los Angeles -- it's estimated that tens of thousands of soft-story buildings remain throughout the city. Usually, they can be found in apartment buildings or retail spaces that have been built on top of parking garages.

Other soft-story buildings can resemble office buildings with large ground floor lobbies and street level retail stores with large windows and entryways.

“Past earthquakes have demonstrated that soft story buildings are particularly vulnerable to severe damage or collapse in a major earthquake relative to other building types,” the Structural Engineers Association of Northern California (http://www.seaonc.org/soft-story-faq#3 ) reports. “Collapse itself poses a safety risk to occupants.”

Besides the damage that’s incurred when a building collapses, these disasters can also ignite fires which pose major safety risks to occupants and neighboring buildings.

As most Angelinos know, L.A. remains at extreme risk for earthquakes due to the San Andreas and the San Jacinto fault lines which run below the city (link http://www.latimes.com/science/la-me-quake-risk-20160317-story.html).

Most soft-story structures are not built to withstand the lateral movement of an earthquake. But, thanks to the retrofitting work of Julian Construction, soft-story buildings can be remedied with a retrofit to minimize the damage that a property and it’s occupants could sustain during a major disaster.

If you’re concerned your building could be a soft-story structure, contact Julian Construction for an inspection.

Julian De La Torre is a trusted expert in foundation repair, house leveling and foundation inspection. De La Torre’s company, Julian Construction ( http://www.julianconstruction.com ), has inspected over 15,000 structures in Los Angeles alone, working alongside engineering firms and local departments of building & safety.

Building Cleaning Services Provides List of Signs of Mold

Environmental Friendly Cleaning Company Helps Public to Be Watchful for Early Signs of Mold

LOS ANGELES, CA: Building Cleaning Services, (http://buildingcleaningservices.net/), In light of heavy rains experienced in Los Angeles throughout January, a Los Angeles mold remediation company, has re-issued its list of signs of mold in a home or other type of building. The company urges people to take immediate action if any indications of mold are present, especially after heavy rain.

There can be potential adverse health symptoms experienced by people living or working in mold-affected buildings. This includes:

• Asthma-like symptoms
• Sore eyes
• Itchy skin
• Runny or blocked nose
• Sneezing
• Coughing
• Sore throat

Building Cleaning Services says that people can become very concerned about mold but stresses removal of mold by a trustworthy company that consistently gets clearance tests on its work is important to relieve those worries and stress. Kathy Liverance, co-owner of Building Cleaning Services, stated: “If you see signs of mold in a building, it is vital to get a mold inspection at once, so that the problem does not expand and become unnecessarily costly to remove. BCS is often the company of choice when advising on whether or not mold removal needs to be professionally removed. We pride ourselves in helping the client become informed.”

Signs of mold include:

1. Mold Smell: A primary sign of mold is a moldy smell. When the smell is worse in certain rooms, then mold is probably growing in or near that area.
2. Visual Mold: Sometimes people see mold without realizing it. Small amounts of mold means there is enough moisture for mold to grow, and may indicate more mold behind walls.
3. Humidity: Some types of molds can live off humidity in the air. A humidity level of over 60% can lead to mold growth.
4. Condensation: If you see condensation, it could be a sign of moisture problems, and possibly a mold problem.
5. Water Leaks: If a leak is undetected for a long time, it is very likely to cause mold.
6. Leaking Roof or Attic: Signs of a leaking roof are water damage on the ceiling below the attic. Unhandled water leaks can lead to mold growth.
7. Flooding: Flooding that left materials, such as drywall, wet for more than 24 hours, probably caused mold.
8. Damp Basement: If you notice your basement is often damp, this could be a sign of a mold problem.
9. Water Stains: Another sign of a water problem is water stains on walls, ceilings and other surfaces. If there is mold growing the stain might be darker color.
10. Paint Peeling: When there is a lot of moisture, paint may start to come off surfaces. Mold could be lurking.
11. Rust: Rust in the home can be a sign of a moisture problem.
12. Warping: When moisture gets into wood, drywall and other materials it can cause warping. If you see warped walls or other surfaces, you should check to see if there is a moisture problem or mold.
13. Deterioration: Seeing building materials which have deteriorated from moisture can be another sign of mold.

Los Angeles Mold Remediation Company Warns of Dangers of Mold in Schools: Regular checks can prevent Extensive Mold Removal

LOS ANGELES, CA: Building Cleaning Services (BCS), (http://buildingcleaningservices.net/) a Los Angeles mold remediation company said that schools should be alert to potential mold after heavy rains and advised regular maintenance checks of air ducts and ventilation. This follows a potential $250,000 mold issue at the Coleytown Middle School in Westport, CT. Mold was discovered in one class room and this snowballed into potentially 30 classrooms so affected. On Oct. 24, 2016, the Board of Education approved $93,822 for mold abatement in the first of the classrooms. Superintendent of Schools Colleen Palmer said the mold problem stems from a design flaw in the unit ventilator of the walls, and substandard insulation.

Cabinetry, made of press board wood, had been built inches above the ventilation system. The wood trapped the moisture from the ventilator creating the mold issue, according to The Wesport News.

Kathy Liverance, co-owner of Building Cleaning services, stated: “The situation in Westport, CT demonstrates the potential extent of mold contamination when there’s substandard building, in this case, installation that occurred 20 years ago. We have also seen very recent news reports of mold removal being done in schools in Plymouth, MI, in Terre Haute, IN, in Aurora, IL, and in Kingston, PA. And the potential for mold intensifies in the winter months when kids tend to spend more time indoors.”

A fact sheet on mold in schools by the EPA states:
• “Potential health effects associated with mold exposure may include irritation of the eyes, skin, nose, throat, and lungs of both mold allergic and non-allergic people.
• “In sensitive individuals allergic reactions can be caused by breathing in or touching mold.
• “Dead mold may still cause allergic reactions in some people, so it is not enough to simply kill the mold and leave it there, the mold must be removed.

The fact sheet goes on to list reasons why mold could be growing in a school, the typical places where it could grow, and how schools could manage any mold problem that exists. The fact sheet can be found here: www.epa.gov/iaq/schools/pdfs/publications/moldfactsheet.pdf

Building Cleaning Services has assisted concerned schools with mold issues that ensured neither child or teacher was adversely impacted. The company comes with many favorable reviews because of its ability to take the worry out of mold infestation.

Big Trees Inc. Hired For Tree Transplanting in Redmond, WA

SNOHOMISH, WA: Big Trees Inc., (http://bigtreesupply.com/), a tree transplant and tree nursery company in the Seattle area, has been hired to move and transplant some large trees on a property being developed in Redmond, WA. The trees are currently in the footprint of a large planned apartment development, and once they have been moved to another area of the property, will add peace and tranquility to the property for decades to come.

The property was a former homestead, and two of the large trees are unique. One is a large Japanese Maple, and the other is an unusual variety of Pine. There are also three Douglas Fir trees that are in the 30” tall height range. All five of the trees will be moved to a part of the property that will become a play area, and the tree transplants will provide some shade to the trails surrounding this social area.

The company’s 90” Big John tree spade will be used to dig, transport, and set the trees into their new locations. Additionally, Big Trees is going to be digging and turning the soil from the receiving location, which will help with these trees adjust to their new location. With the soil loosened up, the trees will be able to grow new roots out into the surrounding areas with greater ease and they will have better access to nutrients and hydration.

Nancy Penrose, owner of Big Trees, stated “Having an opportunity to move these special trees out of harm’s way and into a location where they will continue to be appreciated is such a fun process to be part of. We’re looking forward to stopping in on these trees in the years to come, and seeing them look like they’ve always been in these locations.”

Nancy Penrose is the owner of Big Trees Inc. (http://www.bigtreesupply.com), located in Snohomish, WA, in the Seattle area. The company is one of the largest tree nurseries in the Seattle area with over 120,000 trees available in over 300 varieties. Julian Construction: Top 3 Signs You Have a Drainage Problem

Julian Construction, Inc., (http://www.julianconstruction.com), a foundation repair and construction company in Los Angeles, discloses the top three signs that you have a possible drainage problem on your property.

According to Julian De La Torre, founder of Julian Construction, “By discovering any drainage issues early, especially with regular inspections, you can avoid building foundation trouble later on. The issues can be faster to fix, save money, and lots of heartache in the future. It does not take a degree to understand that water in your basement or a mini ‘lake’ in your front yard are signs of drainage problems. However, several other issues are not as clear cut.”

De La Torre gave several of the subtle signs of bad drainage and why to fix these issues now instead of later.

1. Overflowing Gutters

“A tiny waterfall from your gutter is an indication that dead leaves are blocking it. Without taking action this can ruin paint jobs, lead to rotted siding, and even cause structural damage. While you may not need to get gutter extensions for this issues, depending on the damage you could simply need to hire a professional to clear out the leaves. The worst case scenario, if the gutters are improperly sized or pitched, they could need replacing. Even with the most expensive option, it is cheaper than replacing your siding which could eventually lead to foundation trouble.

2. Dumping Downspouts

“Runoff totaling more than 600 gallons is produced per inch of rain that falls on 1,000 square feet, which equals filling 10 bathtubs completely. Depositing that much water very close to the home foundation can cause foundation damage. This might be handled by getting gutter extensions in order to carry water 5 feet or so from the house. Or, worst case, if your downspouts are too short, which deposits buckets of water near your foundation, it can seep into the walls and put too much pressure on the walls of your foundation, which can lead to them cracking. You may need to excavate the foundation in order to fix everything.

3. Water Stains in Your Basement

“It is important to first determine the size of this issue, especially with regular inspections, by first looking at the location of the water spot to determine if there could be foundation troubles. Surface water at the source is easier to deal with then water that is traveling underground. Stains that are on top of your foundation wall can be from overflowing gutters or surface runoff that is backed up next to your house because the slope of the soil around it is not adequate. However, it is a bigger problem if the stain is an extended line around the basement. This can mean you are looking at a high water mark which is ever-changing based on a fluctuating water table. Gutter extensions may not be sufficient here. You would need an interior drain system and sump pump in order to extract any water from out of the basement.

“Regular inspections can help you avoid foundation trouble,” says De La Torre, who adds that it’s also important to identify the source of the problem, not just fix it.

Differentiating Between the 3 Primary Foundation Types

LOS ANGELES, CA: Julian Construction, Inc., (http://www.julianconstruction.com), a foundation repair and construction company in Los Angeles, explains the three primary foundation types.

Julian Construction founder De La Tore says “The three primary foundation types are full basement, slab-on-grade, & crawlspace. They are each used in varying conditions and depending on the local market.”

1. Full Basements

“This type of foundation has footings deep below the frost depth of the region as well as eight-foot walls that surround a four-inch, very thickly poured, concrete slab.

2. Slab-on-Grade

“Slab-on-grade is a type of foundation that’s essentially a poured concrete slab at grade level. It offers itself as the home’s primary living area. In warm places, slab-on-grade foundations are particularly common if there is a good chance of high water tables, like in Florida.

3. Crawlspaces

“Crawlspaces are the most common foundation within some parts of the Midwest and even in the Southeast. Footings will be placed under the frost line but there is barely enough room for a person to crawl in there. It is important to know that while this foundation tends to include vent openings in order to stop the buildup of extreme moisture, it can typically backfire as the moisture is able to soak into the house’s framing, which can lead to rot and failure in the structural integrity of the building. It can even host pollutants like mold spores in the living space of the home. To assist with these issues, it is important to insulate and seal the crawlspace with a barrier of polyethylene vapor, or possibly a concrete slab.

Julian Construction founder De La Tore says “It is imperative to understand the various types of foundations and to speak with a foundation expert before deciding which type of foundation you would like for your house. Even after you have picked your foundation, take care to regularly inspect your foundation for signs. If a problem is caught early, it can usually easily be fixed. The longer you wait, the more you have to spend on repairs”.

JulianConstruction.com: Earthquake Retrofitting

By Julian De La Torre

Scientists recently discovered a significant tear in the Earth’s crust that could lead to significant earthquakes and tsunamis throughout the Ring of Fire. The Ring is an area of the Pacific Ocean that includes the West Coast of the United States.

Earthquakes can cause serious damage to a home. Earthquake retrofitting is one of the best ways to protect your structure and prevent injuries when the ground starts to shake.

The purpose of retrofitting for earthquakes is to prevent a building from collapsing during seismic activity. A retrofit will help fortify a home and increase its resistance to ground motion. Studies show that homes that have been retrofitted will have less earthquake damage than structures that haven’t been reinforced.

There are several ways to do earthquake retrofitting for a home. One common method is house bolting, which secures a building to its foundation. During the Northridge earthquake, many of the buildings that slipped off of their foundations and collapsed were not bolted to their foundation. If you live in a home that was built prior to 1950, there’s a good chance that it is not securely attached to its foundation. House bolting can fix this problem and minimize future earthquake damage.

Homes can also be retrofitted by bracing the wall between the first floor of the home and the foundation. These walls (cripple walls) are generally the weakest part of a structure. Structural-grade plywood is typically used to increase their strength.

If you’re worried about your home’s ability to withstand seismic activity, ask an expert foundation contractor to inspect your property. Any issues that are found should be addressed immediately. For West Coast residents in particular, it’s imperative that you take the necessary steps to make your home as strong and earthquake resistant as possible. An increasing number of studies now confirm that a major quake will hit the area sometime in the near future.

Julian De La Torre, expert in Los Angeles earthquake retrofitting, house leveling & foundation contractor and inspection (Los Angeles) and founder of Julian Construction (http://www.julianconstruction.com) in Los Angeles, has inspected over 15,000 structures, working with engineering firms & local departments of building & safety. The company has done more house bolting (Los Angeles) than any other company in the area over the last five years (http://julianconstruction.com/services/earthquake-retrofitting-or-house-bolting/). Julian Construction owns its own company and is a "no middlemen" model--no salesmen or subcontractors--you get the principals of the company & its workers under your home.
